Chapin Hemphill
Founder & CEO, Keyrenter Boise Property Management
Chapin Hemphill is the founder and driving force behind Keyrenter Boise. With over 25 years of experience in residential and multifamily property management, Chapin has led some of the most respected property management companies on the West Coast and beyond.
After earning his degree from Middlebury College, Chapin launched his first business in the entertainment industry. But real estate runs in his blood—he grew up in his family’s home-building business and eventually returned to the field, overseeing large-scale rental portfolios totaling over $3 billion and managing hundreds of millions in renovations.
In 2015, Chapin founded Keyrenter Silicon Valley, one of the top-performing franchises in the Keyrenter system, which he successfully sold in 2021. He also co-founded Keyrenter New England and remains a strategic partner in that operation. Chapin went on to launch Embark PM, a consulting firm that helps property managers nationwide streamline operations and scale profitably.
In 2022, Chapin and his family chose Boise as home and launched Keyrenter Boise with a mission to bring professional, responsive, and risk-managed property management services to the Treasure Valley. Under his leadership, our team helps rental property owners maximize returns while delivering a better living experience for residents.
Chapin is a proud member of NARPM and leads with a values-first mindset. At Keyrenter Boise, we live by our Core Values:
- Relationships First
- Together as a Team
- The Real Deal
- Never Settle
- Do the Right Thing. Period.

Kyle Frederickson
Founder & Vice President
Kyle is a driving force behind Keyrenter Boise’s growth, culture, and client experience. As Founder and Vice President, he leads business development, leasing, and new client sales while keeping a sharp focus on owner and resident satisfaction. With 5 years in property management, Kyle blends sales expertise, marketing insight, and strong communication skills to help clients achieve better outcomes—and to make sure residents feel supported every step of the way.
Kyle’s impact is measurable. He’s a recipient of Keyrenter’s national “Rising Star” Award and has helped double the company’s door count for three consecutive years—proof that strong relationships and consistent execution drive real results.
Outside of work, Kyle’s creative side comes alive through music. He plays drums and guitar and spent several years in a popular rock band. These days, you’ll also find him spending time with his wife and four children, hanging out with his two dogs, Nigel and Lola, working on cars, or enjoying a meal at Bittercreek Ale House.
If Kyle were a property, he’d be a 1930s fixer-upper on acreage in Eagle—full of potential, character, and ready to be transformed into something special.

Stefani Hemphill
Director of Maintenance and Renovation
Stefani leads Keyrenter Boise’s maintenance and renovation team with vision and grit. Having worked with multiple property management companies, she values the progress and innovation that help her team deliver better service every day.
When she’s not coordinating maintenance projects, Stefani can usually be found outdoors—gardening, hiking, biking the Greenbelt, or spending time with her two dogs. She’s also a natural creative, with a love for photography, decorating spaces, and capturing the beauty of small details in life.

Her knack for turning feedback into action has strengthened both our processes and our relationships.
When she’s not connecting people, you’ll find Nadja singing (sometimes underwater, according to her team), capturing emotion through photography, or spending time with her two dogs—Nala, a German Shorthaired Pointer, and Coco, a Spanish Mastiff—affectionately known as “the queens of the house.” Her dream getaway? Sailing through the Greek Islands.
If Nadja were a property, she’d be a bright, welcoming home by the ocean—full of life, grounded, and always a safe place to land.

Pamela May Palada
Property Management Specialist
Pamela is the behind-the-scenes problem-solver who keeps things moving at Keyrenter Boise. With 4 years in property management, she juggles owner and resident communication, leasing and marketing support, move-in coordination, utility oversight, and onboarding for both properties and owners. Her approach is simple: listen carefully, answer thoroughly, and go above and beyond to get things done—no matter how challenging the situation.
Since joining KRB, Pamela has stepped into responsibilities that pushed her beyond her comfort zone, helping her grow into a confident, capable professional. She thrives in our family-like culture, where everyone is treated equally and trusted with meaningful work.
Outside of work, Pamela’s quirks make her unforgettable—like listening to two different audios at the same time or memorizing license plates to stay calm and focused. She’s a proud cat mom to Tesla, a budding home cook, and deeply committed to her son’s future and her own health.
If Pamela were a property, she’d be a cozy loft house—warm, connected, and filled with laughter, where everything (and everyone) is close enough to care for.

When she’s not managing leases, she’s caring for her large furry family—six dogs at home plus seven strays she feeds daily—or dancing her heart out.
If Veb were a property, she’d be a vintage farmhouse—warm, full of charm, and always buzzing with life.

Zandra Jean Y. Madera
Company Accountant
Zandra is the numbers powerhouse behind Keyrenter Boise’s financial operations. With 4 years of property management accounting experience, she keeps every transaction accurate, every account balanced, and every deadline met—whether it’s delinquency tracking, collections, Xero reconciliations, move-out dispositions, utility billing, or processing invoices from start to finish. Dependable by nature, Zandra thrives in our supportive, collaborative team environment. She believes transparency and precision aren’t just policies—they’re promises we keep to both owners and residents.
Outside of work, Zandra’s life runs on music, not coffee—unusual for a night shifter. Her secret to staying alert? Singing through her shifts (and yes, she admits you might catch her mid-performance if you peeked into her home office). She also treasures time at the beach, bike rides, and movie nights. Having recently lost her beloved dog, she shares a special bond with teammates who understand that kind of loss.
If Zandra were a property, she’d be a sleek, modern office suite—minimalist, well-organized, and built for balance.

A natural problem-solver, Rochelle draws on her big-family upbringing to juggle personalities, keep communication smooth, and foster a warm, collaborative environment. She’s also known for her “mom sense”—the uncanny ability to anticipate needs before they’re voiced.
